Repairs can only solve so many structural problems in a building that has fallen into disrepair. If the building in question has any of the following issues, repairs probably don’t make sense from a structural or financial standpoint, and demolition should be considered:

Foundation Cracks

Once a building’s foundation starts to crumble, there is little chance of saving it. The foundation of a building is its primary load-bearing structure, and if its integrity is compromised through physical damage, settling, or another cause, the building could collapse at any moment. You can tell if a foundation is cracked by inspecting the foundation itself for damage, and then moving outside if you don’t see anything. Check your exterior walls for cracks or fissures that start at ground level and run upwards. If you see any, the foundation is likely beyond repair.

Rotting Support Beams

Wooden support frames are porous, which means that they can soak up water. This can spell serious trouble for the structural integrity of a building. If the frames and beams in a building have been exposed to water for an extended period of time, the moisture that they’ve absorbed could have led to rot. Rotten wood is soft and spongy, and if the rot has grown in just the right place, the beams could give out under the weight of the building they are supporting.

Damaged Roof

The roof is easily one of the most expensive components of any building, and the degree to which it must be replaced can be the deal breaker in deciding to demolish. For example, a new roof for a large building could cost $15,000 or more. Such an expense is hard to justify if other repairs or replacements are needed as well.
